The Project:

The subject land area is located within the Shire of Dardanup. The site is approximately 42 hectares. Rural residential properties border it to the North. The other boundaries are shared with rural properties.

The site is to be subdivided into 18 Small lots of between approximately 1 and 15 hectares, with 2 new internal roads

The exact area and design layout can be seen in Figure 1.

The area is predominately cleared and used for low-intensity agricultural activities. There is some area of native tree overstorey, especially on the sand hills, however, the understorey is predominately introduced pasture species

The soil type is generally sand over clay at depth on the flats with some raised sand dune areas, generally around the perimeter. The slopes are usually gentle. 

A farm drain takes water from the degraded wetland and the central portion of the site towards the

northwest corner. Another farm drain traverses the eastern and south-eastern boundary, with water from the farm’s eastern portion draining to this.

The site is not serviced with a portable water supply or mains wastewater.
